Housing lots in demand in south of NCR: property consultant

MANILA — There is a growing demand for residential lots in the south of Metro Manila based on data from Leechiu Property Consultants.

Roy Golez, Leechiu’s Director for Research, Consultancy, and Valuation said there 7,400 open lots in 44 projects in Cavite and Laguna. Of this number, 1,360 were launched within the last 18 months alone. So far, 87 percent have been sold.

“What has been performing really well are the open lot subdivisions south of Metro Manila especially along the expressways- CALAX, CAVITEX, SLEX. And we will be seeing more of these townships coming out by big developers,” said Golez.

There’s also a steady price increase in the two provinces showing sustained interest in residential investment. Prices in Cavite range from P46,000 to 137,000/ sqm, while in Laguna it’s from P45,600 to P147,000/ sqm.

David Leechiu, CEO of Leechiu Property Consultants, added that the cleaner surroundings helped make the south ideal for residences away from major business hubs. He said, “With the infrastructure, south is going to be appreciated by the market. It’s the natural extension. Air quality is fantastic in the south, weather is cooler for now.”

Villar City of former Senator Manny Villar and family is also set to both contribute and benefit from the growth of the southern areas. Villar City covers parts of Cavite and southern Metro Manila.

“The 1,500-2,000 hectares that the Villar Group owns in that area will become more and more valuable. It’s very rare to have big tracks of contiguous land. That will be of value. Once we exhaust Manila, which is what’s happening, the natural spillover is Alabang,” Leechiu said.

Meanwhile, condominium units are also still in demand in Metro Manila. 6,643 units were sold in the second quarter of this year up by 2 percent from the previous quarter. There was also a 31 percent increase in the number of new launches of condominium units and more are expected in the months to come.

Sale of condominium units saw a slow decline from 2023 and only started to go up this year. One of the factors seen is due to easing inflation and easing interest rates or policy rates of the Bangko Sentral ng Pilipinas.

Overall, there are 82,800 unsold units in 638 actively selling buildings in Metro Manila. For ready for occupancy units, 95 percent have been sold, and for pre-selling units, 62 percent have been sold.
